Manufactured Home

Apply for a loan: No purchase agreement needs to be in place, will need the following manufactured home information in order to process loan request:

  • Manufacturer
  • Model
  • Year
  • Length x Width
  • Property Address
  • Purchase Price

- Monthly lot rent (if in a manufactured home community)

Typical processing time is 48 (business) hours before approval/denial


Review the rate, term, monthly payments and fees with an internal marketing representative.  Discuss documents that will need to be turned in to Triad before going to closing.

  • Driver’s license
  • Social Security Card
  • Signed copy of purchase agreement
  • Current paystub/proof of other income
  • 2 most recent W2’s
  • Copy of down payment check
  • 2 mos. bank statement (sourcing earnest money)
  • Verification of Employment
  • Copy of manufactured home title
Required prior to closing to determine the home's value
Closing documents are emailed to the borrower. These documents include buyer & seller forms that need to be signed/notarized on closing day.  The closing documents and all other missing items are mailed back to Triad for review. 
Triad will payoff all outstanding loan balances on the home before mailing a check to the seller for their portion of the proceeds.
