Industry Overview

The manufactured home of today is significantly different from the mobile home of the 1970's and earlier. Effective as of June, 1976 all manufactured homes were required to be built to exacting standards mandated by HUD. Many of today's conventionally built homes do not meet the standards required of manufactured homes.

Demographics of the typical manufactured home customer are:

  • Homeowners' average age is 49.1 in 2005, down from 52.6 in 1999.
  • It's a very educated group - 55% have at least some college education
  • Married couples, at 56%, make up the majority of households. 
  • Only 19% of household heads are retired.  Sixty-four percent are employed full time. 
  • The median income level is $35,000, and the net worth is $60,000.
  • Average household size is 2.8 people.
Based on 2006 statistics, 7% of all new single family homes were manufactured homes.  72% of these homes were multi-section homes that when combined with single-section home equal $7.5 billion in retail sales.

In 2006 over 71% of manufactured homes were placed on private property, while the remaining 29% were sited in residential land-lease communities.
