Industry Overview

The manufactured home of today is significantly different from the mobile home of the 1970’s and earlier. Effective as of June, 1976 all manufactured homes were required to be built to exacting standards mandated by HUD. Many of today’s conventionally built homes do not meet the standards required of manufactured homes.

Demographics of the typical manufactured home customer are:

  • Homeowners’ average age continues to rise – it’s up to an average of 54.1, from 52.6 in 1999. (Those baby boomers just keep getting older!)
  • Forty-seven percent have some college education; eighteen percent have a degree. 
  • Married couples, at 56%, make up the majority of households. 
  • More than half are employed full time, and 30% are retired. 
  • Household income is up: the median is $28,900.
  • Average household size is 2.3 people.
Last year, approximately 15% of all single family homes built were manufactured homes. Based on 2000 statistics, 8% of the nation’s population lives in a manufactured home. Those 22 million people lived in approximately 10 million homes. 

In 2001 the economic impact of the manufactured home industry was approximately $20.1 billion. The average price of the manufactured home was $48,800.
